How do I choose between Costa Blanca North, South and Inland?

Start with your budget and the type of home you want. These will largely determine which locations to focus on across Costa Blanca North, South and Inland. The same budget can give you different options in terms of space, property type and proximity to the sea. Once you know what fits, compare the neighbourhoods, everyday services and surroundings that suit your life.

Costa Blanca North is worth exploring for its combination of coastal scenery, mountain backdrops and towns such as Dénia, Jávea, Calpe and Altea. Compare a home close to the town centre with one in an elevated residential area: both may offer attractive surroundings, but access to shops, the beach and everyday services can be very different.

Costa Blanca South includes Guardamar del Segura, Torrevieja and Orihuela Costa. Here, your search can take in established town centres, coastal neighbourhoods and residential areas around golf. Guardamar’s long sandy beaches and pine-covered dunes offer a different setting from a central Torrevieja apartment or a home near a golf course.

Costa Blanca Inland is another option when village life, privacy or outdoor space matters more than walking to the sea. Areas to explore include Pinoso, Aspe and Hondón de las Nieves. Compare the property’s surroundings and access to services alongside the house itself.

Rather than choosing an entire region first, we recommend shortlisting a few locations around your budget, preferred setting and the places you would like to reach on foot.

Is the Costa Blanca a good place to live all year round?

Yes—the Costa Blanca can suit a permanent move or extended stays, not only holidays. Alongside its beach destinations, it has established towns and cities with shopping, cultural life and local traditions. Alicante and Elche, for example, offer an urban setting, while coastal towns and inland communities provide different ways to live within the same region.

For a year-round home, think about what you would need during several months in Spain rather than a short summer visit. We recommend checking access to everyday shopping, healthcare, transport and any schools or activities that matter to you. For the property itself, consider winter sunlight, heating and cooling, storage and usable outdoor space.

The right neighbourhood should work for your normal routine as well as your holidays. Spend time around a shortlisted home at different times of day and, where possible, outside the main holiday season. This helps you judge the surroundings before making a decision.

Can I find a home within walking distance of the beach and shops on the Costa Blanca?

Yes. You will generally find more apartments than houses within walking distance of the beach, shops and everyday services. Houses in these locations are available too, but the choice is more limited. If walking access is a priority, being open to an apartment can broaden your options.

The precise position of the property matters more than the town’s name or its advertised distance from the sea. Locations to explore include Torre de la Horadada, Santa Pola, El Campello, Villajoyosa and the beach areas of Calpe, among others. Your budget, preferred property type and the individual neighbourhood will help determine which locations suit you best.

We recommend checking the actual route from the property entrance to the beach, supermarket and places you expect to visit regularly. Pavements, slopes, road crossings and the location of beach access points can make a significant difference to whether walking feels convenient.

Sea views, a beachfront position and walkable access are three different benefits. A hillside home with a wide sea view may suit someone who is happy to drive, while a town-centre apartment may be a better match for someone who wants to leave the car parked. Should I choose a new-build property or a modern resale home?

The better choice depends on your priorities, your timing and the specific homes available—not simply their age. Our focus is on new-build properties and selected modern resales, so both can form part of your search.

A new-build home is worth considering when you want a newly constructed property and the opportunity to choose between available layouts, positions or finishes. Any personalisation depends on the development and construction stage. For an off-plan purchase, compare the written specification, payment schedule and expected completion date as carefully as the design.

A modern resale home allows you to assess the finished property and its existing surroundings in person. You can judge the natural light, room proportions, privacy and condition rather than relying mainly on plans or illustrations.

We recommend comparing the total purchase cost, included equipment, energy certificate, community fees and any work you would want to carry out. A well-chosen resale and a well-chosen new build can both be good options; the aim is to find the one that fits the way you want to live.

Can I buy a new-build home on the Costa Blanca that is already ready to move into?

Yes—buying new build does not necessarily mean buying off-plan. A key-ready new-build home is already constructed, allowing you to view the finished property rather than wait for the main construction work. The available choice depends on your preferred area, budget and property type.

However, key-ready does not automatically mean furnished or available for immediate occupation. Before making plans, confirm the included equipment, utility arrangements and the documentation needed for completion and occupation. Your lawyer should check the legal position, and any mortgage arrangements must also be ready.
